Tri Valley Desi Population – on Map for the first time

What’s a better testimony than numbers? That the Tri Valley Area is undergoing a demographic transformation can be generally seen, but is clearly depicted in this Racial Dot Map produced by the Weldon Cooper Center for Public Service based on 2010 Census data. The RED dots represent Asian Population, and its easy to see how the area looked like almost four years back.  If anything, the density of the red may only be increasing in this area; in fact rather drastically over last couple of years.

Granted the red dots represent the Asian population as a whole, not people from Indian sub-continent as such. But going by what one may be observing see on the streets, stores and schools, and anecdotal data, it may not be an over statement to say that the desi Indian population is almost exploding at least in some specific areas.

The Dot Map below from Cooper Center has been over laid with specific local areas/streets to help easily identify the areas under focus.

The Map provides a good picture of which Tri Valley Areas are popular with the Asians or Indians. What really comes as no surprise is the Windermere, Gale Ranch, Camino Tassajara area of San Ramon, along Bollinger Canyon Road. Its known to be thickly populated with Indians and Chinese. On some streets and roads you will only find Indian households door to door, one after the other. Some people says its much of a South Indian microcosm. The schools of the area present the same picture – and have excellent scores. Next in San Ramon are some older areas in west San Ramon along Alcosta and Marketplace. Particularly apartments there are high density Indians. Coming down south, the Pine Valley area has some desi population, and further south, the area between Alcosta and Village Parkway in Dublin is again heavily dotted with red.

East Dublin is the other major desi area. Especially the last couple of years has seen a major influx of desis moving from all over the Bay Area into the Dublin Ranch neighborhood, including Positano and other new construction going on in the area at fast pace that supposedly provides some of the best value in the entire Bay Area. The prime area surrounding popular  Emerald Glen park is pretty multi racial, but still reasonably desi as well. Especially towards the north of it. Dublin Boulevard from Hacienda to Village Parkway provides the best desi shopping experience with multiple stores and the Regal Cinema at Hacienda is always on with the latest Hindi release from Bollywood. The schools in the area are getting better every year – that is a no brainer. The Brigadoon area on the far west has a few desis living as well, and so do the apartments along the Dougherty Road. The apartment/condo living next to Bart in Dublin again has a good concentration of desi folks.

Pleasanton is where this Dot Map helps to give a more definitive picture than is generally known. The area between Owens Drive, Avalon Apartments and Stoneridge is heavily red. This has probably even gone higher in last year – especially with the apartments in the area. As Stoneridge meanders to the east, the homes around it are again pretty Asian, going up drastically around the south western end of Stoneridge. While West Pleasanton over all has a sprinkling of Indian population, the central business district goes quite opposite, and then again increases along 680, and showing high around the apartments south of Stoneridge Mall.

Asians are generally sprinkled over all of Tri Valley area, and Livermore shows the same pattern. The Indian population shows a little higher numbers around the Livermore Temple, kind of expected.

Check for the actual numbers from the 2010 Census for Asian Indians in Tri Valley Area with Percentage.

moving to Dublin/Pleasanton/Livermore – Renting

The review underneath has originated as a result of responding to an inquiry. Though it would help all or some who’ll be seeking an advise (I also advise you to do your own ground work before u decide) – I know how critical of a decision it would be when you are moving to a new area……..GOOD LUCK!

Springhouse, Eaves, Hacienda Commons doesn’t portray a clean, elegant on-premises feel though, to my limited knowledge, has a sizable Indians. Archstone Hacienda and Archstone Emerald has a lot better aura overall and probably decent size of desi tenants. After a month ……. and a half of viewing, reviewing here is my take on the area apts:

Criteria: lot of Indian tenants
Tier I: Eaves, Archstone Hacienda, Hacienda Commons

Tier II: Springhouse, Stoneridge, Iron Horse Trail, Park Siera, Emerald Park, Cottonwood, Parkwood, Archstone Emerald

Criteria: bang for the buck
Park Siera, Iron Horse Trail, Cottonwood, Emerald park
(all in DUBLIN)

Criteria: expensive for what they offer
Springhouse, Gatewood, Eaves, Hacienda Commons, Stoneridge

Of course, all of the apartments included here are extremely convenient, centered around all the big employers in the area, close to shopping, entertainment, and a lot more which anybody might want to get involved in. They are all close to the intersection of I-580 & I-680.

How we decided on Dublin Emerald Glen as the best place to live!

Its not an easy situation to be in. We finally decided that we are ready to uproot from Burbank (Los Angeles), and would settle down somewhere else. I started travelling to projects to make the transition easy. Now the deal was to find an ideal place to live in the entire US, for us as an Indian family with two little ones 5 and 2.
It wasn’t easy to figure out what that some place could be. The place needed to be liberal and cosmopolitan such that we as immigrants feel comfortable.
Away from vagaries of weather and snow meant that east coast was not the best. And Chicago and Minneapolis. Florida and Texas was too hot and humid, though the real estate prices were enticing. And places like Austin fell out of the list based on economic opportunities.
California still seemed golden. If not south, we decided to consider the bay area. As we focussed more, it just seemed too expensive. A good school district and nice houses couldnt just seem to come together. Palo Alto, San Jose, Fremont. Then San Ramon came into picture. Though a litle away from center of action in the silicon valley, this city seemed to have it all – excellent schools and parks, new, nice, houses, a lot of Indians. Seemed like this was where the silicon valley was new and growing. So one day, we searched on internet to find the options for a three bedroom apartment on the ground floor – and it just so happened that we found availability in the small city of Dublin, next to San Ramon; signed up on the lease for six months, and within two weeks, moved there just in time before the schools started.
The idea was to continue scouting for houses as they came on sale, primarily, but not limited to San Ramon. As we started driving through the city we really liked the plenty of parks and schools, the library – it looked like a beautiful city with good roads, slightly hilly and scenic. The newer San Ramon, the Windermere and Gale Ranch and all, were either too expensive or too small. And with a higher tax rate. But then we found out that shopping and entertainment was a challenge in San Ramon. Going up to Walnut Creek or coming down to Dublin didn’t seem very practical – taking Dougherty Road all the way down didn’t seem easy. The idea of driving many miles for anything but schools didn’t seem very appealing, and we started questioning the very idea. Then some realtor gave us the long and short of living the tri-valley area. San Ramon afterall was designed as a family, residential community, with no plans for a mall or big shopping, other than plans for a high end shopping square. We weren’t so sure if we liked that. Even access to the BART system or nearest freeways seemed at least 20 minutes away. We heard the concentration of Indian and other Asian students was very high in the otherwise above par schools of the city. The schools were great, but we then also wondered if we instead would prefer a more rounded and cosmopolitan group in the schools…
We next checked out Danville; the downtown was cute, but the communities, many gated, seemed to have an over-emphasis on golf. If golf was not important, the city which was anyway even farther off from commute perspective didn’t seem very appealing in terms of the value of the houses.
We started checking out Fremont again, and Pleasanton. But couldn’t seem to be find a right balance between size, age, schools and location. By this time, we had already increased our price range by 25% since we had come to the bay area.
Then, we thought why not Dublin – we kind of seemed to like the town. Specifically the Hacienda-Tassahara area in the east. We saw that a lot of collataral benefit of the growth of San Ramon and surrounding area was actually coming to Dublin. It had in its catchment area big parts of San Ramon, Pleasanton, and probably even Livermore and Danville. We realized many people were actually coming down to the Hacienda area for restaurants, shopping or spending the evening. And some new, exciting developments were about to take shape – Whole Foods, the super new and up coming shopping area called TheGreen, The Promenade, etc. And that is where our daughter’s elementary school was as well – at no less than 945 API. And not to forget BART and the fact that 580 was right there. We quickly started scouting the Emerald Glen and Dublin Ranch area for any houses coming on sale. Dublin Ranch seemed like good value – but for some reason it just seemed to much of an extension or a new development and seemed a little far out there on the hill. Luckily a house came up for sale in a street right facing the Emerald Glen park within the main Dublin city, and we wasted no time in snapping it up.
We are all set to move in there with the closing around Thanksgiving this year (09). Only time will tell if east Dublin is really the best value in terms of weather, reasonable commute to an area of immense opportunity, good schools, and good value for the home in terms of age and style, in the entire US of America, or not. We have made out bet that it is!
